The larger 3-5 acre portion is 10-12 year old growth with roughly half pine and half hardwood. It's mostly gently sloping terrain with some moderate slope. Nothing steep. Rocks, deadfall and understory brush are minimal. There wouldn't be any grading per se. Just clearing to the natural slope of the land for pasture.
The smaller portion is for a 1000ft access drive that would total about 1/4 acre. It's mostly 12-24" diameter trees has some larger 20-30" as well but no mammoths.
What's the rough price per acre for the above?
