I would like to say thank you to all of you here on Tiger Illustrated who gave me the opportunity to help you refinance your mortgage into a lower rate or purchase a new home. It has been a crazy year and a half but unfortunately, I do think the ride may be coming to an end. Over the last couple of days, we have started to see a rise in the interest rates. Please don’t miss understand me, rates are still very low from a historical point of view. I just think we may see them rise further over the next few weeks. Again, I have really enjoyed talking with so many great tiger fans. Dude, quit riding the free ride and become a sponsor! Obviously it has brought you a good bit of business posting here. You can “thank” everyone in those posts too.

Or you can just get someone else to periodically ask a mortgage question and flood that thread too.

Did you even read the previous posts before you called him out?
 
Just refinanced with @Lew67 and closed this past Monday. He got me a great rate, highly recommend!

I like off topic stuff on TI, whether it be discussing current events or identifying good service providers like this thread. You may disagree... but that's just like, your opinion, man.
There’s a difference between a poster starting a thread, asking for advice or recommendations, and someone starting their own thread just outright advertising their goods or services. The fact that Ard allows it is honestly kind of insulting to the people who actually pay to advertise on the board.

I can only say this, if I was @80TIG and had been a paying sponsor for years - I would feel cheated and would have discontinued sponsorship as well when a member is allow to directly compete with a board sponsor without support.

And I like Dan and have done business with him, and Tim.

Tim is not currently a sponsor and that sponsorship went off the books several months ago.

Tim and I have exchanged emails recently and we hope to resume his sponsorship. Happy to. And he will have first dibs for the sponsorship before we have advertising from anyone else in that field.

From time to time people do start gofundme threads, they start threads on their businesses, services, charities or other endeavors they are involved in. Overwhelmingly, over the years we have discouraged it. And we typically reach out to those people off-line. It has always been my practice to handle this stuff off-line.

Just felt I like I needed to respond here given your comments that I "allow" it and that it is "insulting" to the people who pay to advertise. We have been more than fair to our sponsors over the years and will continue to be. They have been awfully good to us as well.

This thread was started this afternoon and I have been out of the office for much of today/afternoon/all evening with my parents and daughter in town. There's just no way we can plug every leak and handle every post. We will have some posts on The West Zone fall through the cracks.

First, this thread got moved to the round table, so that alleviates any concern I had. My commentary around it being insulting to paid sponsors would have only been applicable if it was allowed to remain on TWZ indefinitely.

I will add though that the fact that Tim is no longer a sponsor, or that this post was related to that industry isn’t really the point. This thread could have been about a tree removal service, and my concerns would have been the same.

This is a premium paid message board. I don’t want to see people spamming barely concealed ads on the board.

OT threads, prayer requests, GoFundMes, are one thing. Flat out ads are another.

As long as the expectation is that these threads are going to get moved to TRT, then I’m good.

Can you show me the dozen or so threads I've posted. I had two and neither one of them advertised for business. If someone asked a question I did my best to answer it. I've been a member for about 5 yrs and I don't post that often. So before you start throwing ridiculous numbers out, try and research it first.

This is news to me. And it's the first complaint I have ever received on this poster.

This is why I called Tim about 5 years ago and told him I would never post on any refinance thread he was involved in and that if I ever did anything he felt wasn't right to let me know. We all should be courteous to one another. I have benefited tremendously from my TI Membership with regard to mortgages for people who are members here. But I will never promote myself in that way because it isn't right. Though I have asked @Cris_Ard about being a sponsor here. If Tim isn't doing it anymore, please hit me up and we can talk about it because I'm interested!

This isn't anything against @Lew67. He seems like a real nice guy too. But I will say my own personal view is starting threads to promote your business is not right. No one comes here to see us advertising our goods that way. If there is a thread someone else started, it's another matter.
 
I refinanced with @Lew67 last year...great experience but I wish he would stop his company from sending spam emails (after they sold my mortgage of course) 🥺
 
All I'll say is the mortgage thread referenced helped me find Regions, which had the best jumbo rates by far. Saved me a ton. I save enough each month to buy a decade's worth of TI memberships, so @Cris_Ard the ROI from my time on TI is fantastic!

Actually they weren't referencing that thread. It's threads put up by mortgage bankers/brokers in order to stimulate business. That thread was pure gold! Glad you were able to take advantage of Regions buying the market back then. :)

Thanks :). While I have you, what's a good HELOC rate these days? Thinking about pulling one for several house projects (pool, dock, ground-level bathroom, etc).

I would just get whatever you can from a credit union in your area. They have the best products and they don't charge closing costs. Anything in the 4's is good. Those are products held entirely by financial institutions so the worse off our economy gets the less of an appetite they will have for doing them. I wouldn't delay much because there are seriously stupid people in charge. (as you well know!)

Ok cool. Regions holds my mortgage so I talked to them. Low 4s and no closing costs. Probably just do that then.
