Rising mortgage rates and inflation in the wider economy caused housing demand to drop sharply in June, forcing home prices to cool down.

Home prices are still higher than they were a year ago, but the gains slowed at the fastest pace on record in June, according to Black Knight, a mortgage software, data and analytics firm that began tracking this metric in the early 1970s. The annual rate of price appreciation fell two percentage points from 19.3% to 17.3%.

Price gains are still strong because of an imbalance between supply and demand. The housing market has had a severe shortage for years. Strong demand during the coronavirus pandemic exacerbated it.

Even when home prices crashed dramatically during the recession of 2007-09, the strongest single-month slowdown was 1.19 percentage points. Prices are not expected to fall nationally, given a stronger overall housing market, but higher mortgage rates are certainly taking their toll.

The average rate on the 30-year fixed mortgage crossed over 6% in June, according to Mortgage News Daily. It has since dropped back in the lower 5% range, but that is still significantly higher than the 3% range rates were in at the start of this year.

“The slowdown was broad-based among the top 50 markets at the metro level, with some areas experiencing even more pronounced cooling,” said Ben Graboske, president of Black Knight Data & Analytics. “In fact, 25% of major U.S. markets saw growth slow by three percentage points in June, with four decelerating by four or more points in that month alone.”

Still, while this was the sharpest cooling on record nationally, the market would have to see six more months of this kind of deceleration for price growth to return to long-run averages, according to Graboske. He calculates that it takes about five months for interest rate impacts to be fully reflected in home prices.

Markets seeing the sharpest drops are those that previously had the highest prices in the nation. Average home values in San Jose, California, have fallen 5.1% in the last two months, the biggest drop of any of the top markets. That chopped $75,000 off the price.

In Seattle, prices are down 3.8% in the past two months, or a $30,000 reduction. San Francisco, San Diego and Denver round out the top five markets with the biggest price reductions.

The cooling in prices coincides with a sharp jump in the supply of homes for sale, up 22% over the last two months, according to Black Knight. Inventory is still, however, 54% lower than 2017-19 levels.

“With a national shortage of more than 700,000 listings, it would take more than a year of such record increases for inventory levels to fully normalize,” said Graboske.

Price drops will not affect the average homeowner as much as they did during the Great Recession, because homeowners today have considerably more equity. Tight underwriting, and several years of strong price appreciation caused home equity levels to hit record highs.

Despite that, the strong demand in the market recently could present a problem for some. About 10% of mortgaged properties were purchased in the last year, so price drops could cause some borrowers to edge much lower in their equity positions.

Housing is going to crash in some places not others. It will slow down though overall as home prices and interest rates climb and runaway inflation continues probably for at least two years the way it’s going for some things. Food and energy are the biggest ones I see. Less people are putting their house on the market as they don’t want to buy another house with the prices and rising rates. I guess we could see more people buying downmarket to adjust, we’ll see. More and more middle class are tapping out however as they are already losing income all the time to inflation and rising rates pushes more and more houses out of the middle class budget.
I don’t see anyway it doesn’t get really bad next two years. The people in power are going to continue to crush the energy sector with their insane climate cult excuse and Russia is throttling down gas to Germany. This fall will be surreal and we may see looting and rioting over food prices and shortages. Farmers and ranchers are far under producing what they’re capable of due to sky high fertilizer, feed/hay and energy prices.
Half the country is in severe drought further hampering crop output including hay and feed grain. The globalization of food commodities is going to skyrocket prices here and shortages are coming. Look for $15 a lb chicken and $30 a lb beef by December. Worse in big cities. It takes years to increase beef production significantly and a year or more with pork - but only after the costs of production go down and I doubt that happens for two years or more.
IF we see a Pub in the White House in two and a half years and the revolts in the EU continue and they change course, you could see some easing in the energy sector but demand is growing world wide and supply isn’t right now. The EU will collapse in the next few years btw. Long term I think it’s good in a way for people to see how little their governments care about them. There’s going to be global famine especially in Africa and Asia. People are waking up to the fact that climate change is an excuse to crush the working class and it’s complete fantasy to think current policy and rhetoric is even remotely tenable. There’s going to be massive political upheaval the next few years. There’s an enormous uprising in Spain right now and it’s close to collapse and Italy of all countries just elected a far right candidate. In the EU the green socialist utopian dream has become a living nightmare and it’s woken up huge numbers of people to reality. Truly interesting time to be alive.

I thank God that he did not allow me to pick based on the values the world thrusts upon us.

I don’t want to say we were poverty ridden but my brother and sister and I were always loved and my parents did for us what they could with the limited resources they had. It was always you guys are going to college. My mom and dad were the kindest most caring people I can say I have ever known.

They walked through this world of evil doing good at every opportunity. I can never live up the the pedestal that they deservedly were on. Wonderful couple and parents. I need to be more sympathetic and understanding of people who live with hate and anger as I would want them to feel as lucky as I feel and as happy.

I am Sure there is always room for improvement but I can’t imagine how.
I BTW have a beautiful wife that shows the wear and tear and two wonderful children and three grandchildren.

In my retirement I am doing lots of volunteer work and serving the public working at making the world a better place with how I am guided by the Big Guy above.


Every morning I thank Jesus and the Good Lord and ask for others to get an opportunity to feel this same feeling.

I personally find myself working hard to follow the teaching and examples of Christianity

The simplest message is “teach a man to fish.” I’m all for helping those less fortunate, but we should equip them to me self-sufficient, not send checks.

Same happening here in Cabo. July closings were half of what June was and the MLS listings went from $48mil to $78mil.

I am not sure which young wealthy ruler story you are referring to but i will share my feelings on sharing wealth

This can give very long winded and each situation is unique so it’s really hard to have one size fits all

Lets just say that i believe we should all encourage with kindness our fellow man to succeed and if possible be a part of the success and never be an anchor or molasses in way of people teaching their potential

Some people for example if you teach them to fish they end up stating a cannery and feeds millions

Some people sit on the bank and wait to sneak fish off other people stringers

in the Bible it talks about three people given talents or money and how they have different outcomes

In essence we could have one long winded discussion about this but helping people to be better when you can is always a good thing

there's no law in the bible forbidding it even though it was a common practice dating back to 15th century BCE. you can argue that the excerpts in Exodus, Mark, and John paint the argument that the life of the mother is more important than the life of the fetus, and that if the life of the mother is at risk then it's better for her to live than the fetus to live. i'm no theological scholar and don't have the credentials to interpret what the council of bishops at Nicaea may have believed or supported by completely omitting any mention of abortion from the bible they made so idk

at first glance that's not about abortion, that's a test to determine if a woman has had sexual relations before marriage or cheated on her husband. but, once again, i'm not a theologian so maybe certain words mean something different now than when they did 2000 years ago.
