OT: Porch, Patio, Pool Remodel

This is probably not the best place to get advice, but if nothing else, could provide for some good discussion.

I know if I do this I'm about to sink a ton of money into this, but currently the wood needs replacing on my porch deck, I have a column that supports a roof overhang that has sunk a bit, so there are probably drainage issues that need to be looked at, the pool deck needs to be repainted and my pool needs to be resurfaced. With all of those items needing to be done separately, I could easily see dropping $15-$20k with the porch and drainage being the most expensive.

I'm thinking about remodeling the entire thing. Extend the roof, remove the floor of the screened in porch, add columns and make it open for shade by the pool, add pebbletec to pool, add fire pit, add jacuzzi, resurface pool deck with something else and make everything very low maintenance. Instead of wood maybe do stone or brick. Goal is to not have to paint or seal.

What kind of costs am I looking at? What do you recommend from a financing perspective? I have quite a chunk in equity on the house and hoping to increase value of the home hopefully somewhat proportionate to the investment.

Fill in the pool. Rebuild the patio with a hot tub.
 
Potentially, how much does it add to my home value is the question. I want to enjoy this for me, but also recoup some costs much later down the road.

Depends on location, and many other factors. You'll prolly be lucky to recoup $25k but if you do a bad job or the remodel looks weird for any reason it may even be a negative.
