Will need to get a local road running through the center of the plat. Topography is straight forward. Thinking I can get a per pad of $130/sq ft. Getting pro forma together. Not worried about county approval. Basically, if this percs, and has no environmental surprises like lots of rocks or dumping…itll be a good deal.
