I am trying to close on my Mom's Estate... There is a 1 acre parcel with a 3700 square foot house, that is clear, BUT there is also a very small parcel of undevelopable land that goes with the property, that we THOUGHT was clear titled to my Mom... Turns out after closing attorney did a title search, the parcel is co-owned with a neighbor...
My question... Did my realtor or probate attorney drop the ball ? Should either one of them have performed a title search ahead of time ??
