Real estate/land experts... I have a question

I have had trees fall before and I have had neighbors trees fall onto my property. Assuming it is an act of God event, I have always had the responsibility for cleanup/repairs fall onto the property owner where the tree landed...

For instance, in this recent hurricane, I had a tree fall across a fence that my neighbor owns and into her yard. She took care of everything on her side of the line and I took care of what was on my side of the line.

During the same storm, I had several trees fall in the back portion of my lot as well. They fell across a creek and onto a lot that the county now owns. They bought it and tore down the house due to flooding. The majority of my property is 30+ feet above this area so I have no risk of flooding where my home is.

I received a letter from the county letting me know that they are 'asking me to remove the fallen trees as soon as possible'. A neighbor near the creek is worried the downed trees will cause more flooding if we have another big event.

My position is that I would be responsible for anything I want to do on my side of the property, but I have no obligation to do anything on the county's property. In fact, I would not want to take on the liability of being on their property with tree removal equipment. To get equipment where the trees are would be a huge issue on my property and I don't care if they stay down and rot. I get that I may need to remove the portion over my 1/2 of the creek maybe... I think property lines run down the middle of the creek but my survey isn't clear and I haven't reached out to my surveyor yet.

Anyone have any experience with this kind of scenario? Any thoughts would be appreciated.

NIL and Rankings

Looking at the first CFP ranking, it is apparent the amount spent on NIL is important to getting ranked, but not an absolute. Without transparency, it's hard to know for sure, but I think the teams highlighted in bold below are big spenders. Not sure about Penn. St. Without our ability or willingness to spend, it will be increasingly hard to make the playoff. Because it's the ACC, I think we remain in the top half of the league, but 9-3 or 8-4 will become more the norm.

Paul? Big Recruits in Pre-NIL Model

Hey Paul,

I know we can't put the genie back in the bottle. I was curious, in the few classes since NIL has become more prominent, which big time recruits would we have landed in the old model?

David Sanders certainly comes to mind, likely Bryce Davis. I'm sure there are others in the last two classes as well.

Any others that stick out that were "Clemson guys" they just couldn't turn down the massive pay day?

Trump names Wiles Chief of Staff

I don’t hate this move. Of course I don’t love it either, but she’s far from the worst person he could have chosen.

She’s not a Heritage Foundation crazy, and may act as a bit of gatekeeper between Trump and the project 2025 true believers. She describes herself as a “moderate” Republican but these days that just means she isn’t batshit crazy.

Hopefully this is a sign Trump isn’t going to give the heritage foundation as much access as feared, but history shows Trump advisors/staff don’t have a very long shelf life. Probably only a matter of time before Trump is calling her a member of the deep state and hiring someone far more right wing.
