Who actually should buy flood insurance? I always thought it was mandated when you're in a flood plain, but if you aren't and you flood it was covered by regular homeowners (yeah, I'm that dumb). So at my renewal, I'm looking at pricing it. We aren't near any creeks or streams or bigger bodies of water, but after what happened in NC, I'm not sure that really matters. I have basement backup coverage, but it doesn't cover much.
Any coaching from you guys who sell this stuff on who are generally good candidates?
