The Airbnb collapse is real.

Revenues are down nearly 50% in cities like Phoenix and Austin.

Watch out for a wave of forced selling from Airbnb owners later this year in the areas hit hardest by the revenue collapse.
1) What's scary for the US Housing Market is just how many Airbnbs there are.

Data from AllTheRooms shows 1 million Airbnb / VRBO rentals.

Compared to only 570k homes for sale.

Creates huge home price downside if struggling Airbnb owners elect to sell.
2) Ground zero for this Airbnb collapse is a city like PHOENIX.

Where the number of short-term rentals (18k) is more than DOUBLE the number of for sale listings (8k).

Mix the huge Airbnb supply with revenues down -50% and you get a cocktail for massive forced selling.
3) Another area with huge exposure is Eastern Tennessee.

Particularly a vacation town called Sevierville in the Smokey Mountains.

In this county there's 10x as many Airbnbs as homes listed for sale. While the revenue per owner is down nearly 50%.

Yikes.
4) Another area to watch out for is Central Texas.

Data from AllTheRooms shows that Airbnb revenues are down 40-50% yoy across most of the area.

Particularly in Austin, San Antonio, Uvalde.
5) Another area that is getting smoked by the Airbnb Crash is the Pacific Northwest / Mountain Region.

States like Montana, Idaho, and Oregon.

Fewer people playing out their Yellowstone fantasies + way more supply = 40% declines in revenue per listing.
6) And ultimately this Airbnb crash was to be expected.

The pandemic is over. Fewer people are working from home / vacationing in states like Montana, Texas, and Tennessee.

So the demand is way down. Just as the Airbnb supply went way up. So you get a crash.
7) What will be interesting is how "stubborn" Airbnb owners are in holding their properties.

Many of them are just now seeing their revenues down 50%.

But the mainstream narrative hasn't caught up to it yet. So owners might not realize the Airbnb crash is a broader trend.
8) Some Airbnb owners might elect to do a long-term rental in their properties instead.

But the problem with that is that there has already been a huge surge in long-term rentals hitting the market.

With vacant rentals in cities like Nashville exploding over the last year.
9) So if Airbnb owners "pivot" to long-term rentals, they'll likely crash that market as well.

Especially in dense urban areas. Which is where the majority of Airbnbs are located.

Check out the Airbnb heatmap in a metro like Phoenix to see areas with most exposure.
10) I think "newbie" Airbnb owners who bought over the last 1-2 years with a mortgage are in trouble.

They got in at a high price. And have a high monthly payment. And little margin for error.

They could be some of the first to sell later in 2023 when the season ends.
11) However, some of the more seasoned Airbnb operators who got in before the pandemic likely have room to work with.

They paid less for their Airbnb. Have a cheaper mortgage rate. And more experience.

They will be less inclined to sell.
12) I'll have more content and data on the Airbnb crash in coming weeks.

Tucker Thinks There Will Be a Coup Against Biden, The Replacement Will Be Just as 'Ruthless'​

In his seventh Twitter episode, Tucker Carlson predicted that the Democratic Party will launch a coup against Joe Biden, kick him and Kamala Harris off the 2024 ticket, and replace him with a radical leftist who is just as “ruthless.”

Carlson noted that Biden’s slide into senility is accelerating rapidly and that he is quickly getting to the point where his mental decline will be utterly impossible for the Democrats to ignore. In Tucker’s opinion, Biden doesn’t have four more years of lucidity left in him.

This means that the Democratic Party is going to have to push him into retirement. It also means getting rid of the universally hated Harris so that she won’t end up as the nominee or president.

There is only one politician waiting in the wings whom Democrats can substitute for Biden, Tucker says. And that one politician is California Gov. Gavin Newsom.

“The people who control Joe Biden — Susan Rice and the rest — know they can continue to run our government — writing the press releases, formulating the policies — and they can do it effectively forever as long as Joe Biden gets dressed in the morning,” Tucker told his nearly 9 million Twitter followers. “And, of course, that’s their strong preference. These are fervent opponents of change.

“But the one thing these people cannot control is aging,” the former Fox News star continued. “Joe Biden is old. He’s 80 now. He’ll be 85 at the end of the next term. … When old people start to slide, they tend to slide fast. Joe Biden has begun that descent.”


“In a year or two he will be gone completely, and there will be no hiding it,” Tucker prophesied. “At that point, the Democratic Party will face a succession problem. If Joe Biden is re-elected next year and then forced to leave office during his term due to disability or death, that means Kamala Harris will become president of the United States. And nobody wants that, not even her husband.

“In real life, nobody likes Kamala Harris. That’s not an attack on her. In fact, it’s possible to feel pity for someone who’s so universally reviled,” Tucker explained. “It is instead an observation of unchanging physical reality like gravity or photosynthesis: Nobody wants Kamala Harris to be president. No one will benefit if she becomes president.

“So logic suggests there’s going to be a change. It’s going to have to be somebody else,” Tucker said. “And whoever that person is is going to have to enter the race soon — before the election, after Biden drops out. Who could that person be?

“We don’t know, obviously. This is all just guessing,” the commentator continued. “But we do know whoever that is will have to have two essential criteria. They’ll have to be as shallow, ruthless and transactional as Joe Biden is, and he’ll need to have flattery skills that are so polished and advanced they’d be considered superior even in the Saudi royal court.

“And there’s only one man in modern America who fits that description,” Tucker insisted. “Gavin Newsom, the governor of California and, perhaps not coincidentally, Joe Biden’s new closest friend.”

Tucker noted that Newsom recently said he was “mesmerized” by Biden. “Imagine saying that as a compliment. You couldn’t do it,” Tucker said of Newsom’s smarmy glad-handing. “Few human beings could do it. But Gavin Newsom had no problem at all. Those words rolled right off his forked tongue. He never stopped smiling.”

“So if you’re looking for the leader of the coup, there he is right there,” Carlson concluded.

There has been a lot of talk about whom the Democrats will slide in as a last-minute replacement for Biden. The Western Journal’s own Floyd Brown, for instance, recently predicted that the Democrats will replace him with Michelle Obama.

Regardless, Biden’s mental decline is patently obvious, as a look at any White House transcript will reveal. The question is, will his party act before it’s too late?

The Democrats may yet allow Biden to run for a second term. But Tucker’s logic seems undeniable. They will have to replace him with someone who is mentally fit to hold office and who is backed by a vice president whom everyone doesn’t hate.

This is high treason. When the house impeaches Joe then the senate dems will have a hard time not voting to convict based on the evidence being compiled.

 
It may be too late to fix the military at this point from the WOKE transition, but when Donald Trump wins in 2024, he will have to whip the military back into shape, boot the WOKE radicals out, then when they are back up to par, invade Mexico, destroy the communist Cartels and the communist Chinese fentanyl trade, then turn Mexico into two states, Southern Mexico and Northern Mexico, to go along with New Mexico. 😆 They would then be two more huge conservative states to go along with Texas. This would be similar to the Marxists wanting to 'pack' the Supreme Court. Oh, I heard also that the new Fort Liberty will be turned back into Fort Bragg, as it should be!!! Go Trump!!! 😀

PS…The move to change another military base to Fort Rainbow will also be stopped or changed back...

Never heard of him but it's not hard to figure out why gas was so much lower when Joe came into office if you take a couple of seconds to think about it.
Bidenomics is your Alamo. Its an unwinnable battle trying trying to put lipstick on the pig known as bidenomics.
